Novant Health, Abode, and CCDC Hilton Head Workforce Housing

Abode Development, in partnership with Novant Health, Coastal Community Development Corporation (CCDC), and Vantem Global, is leading the development of a 128-unit workforce housing campus adjacent to Hilton Head Hospital in South Carolina. 

This $40 million project addresses the island’s critical housing shortage for essential workers—healthcare professionals, first responders, and service industry employees—by providing 80 one-bedroom, 32 two-bedroom, and 16 three-bedroom units tailored for households earning 80-150% of the Area Median Income (AMI). With 30% of units reserved for Novant Health employees, the campus ensures stable occupancy while supporting Novant Health’s mission to attract and retain talent. 

Located on a 12+-acre site acquired by Novant Health in 2024, the campus offers unparalleled access to Hilton Head Medical Center, enhancing convenience for healthcare workers. A 1,600 sq. ft. community center with wellness amenities will foster connection and well-being in a campus-style environment. 

Abode Development, a Hilton Head-based firm deeply rooted in the Lowcountry, brings extensive local expertise and a mission-driven approach, leveraging strong relationships with stakeholders like the Town Council, Beaufort Jasper Housing Trust, and Community Foundation of the Lowcountry to ensure alignment with community needs. 

CCDC complements this with its focus on community-driven housing solutions, managing property operations and ensuring the project meets Hilton Head’s Workforce Housing Framework through its established local networks. 

Vantem Global, a leader in modular construction, contributes cutting-edge technology, having completed over 1 million square feet of modular projects, to deliver Net Zero energy-efficient, hurricane-resilient homes (up to 180 MPH) while cutting build times by 50%, with construction starting in Fall 2025 and completion targeted for late 2026.
